Boarding House

Project Luna

16 Naree Road, Frenchs Forest

Starting in 2022, Project Luna is a 13 room boarding house development on an R2 zoned residential property in Sydney's Northern Beaches. Gravity Projects has been involved from the very beginning in assisting our client to obtain an unconditional DA approval direct from Northern Beaches Council, without having to go to Land Environment Court. Through smart Architectural design, the need for basement parking and construction has been avoided, saving significant costs which would have rendered the project unfeasible for development. Despite the constraints around Covid and ever increasing costs in the construction industry and supply chain, we confidently delivered this project within the clients time frame and budget. The client is now generating $8,000 a week in rental income from this project that was originally their principal place of residence.

Project Mercury

Revesby Heights

This Revesby Heights makeover involved a complete interior upgrade of a large duplex in a tight time frame. The home owner engaged Gravity Projects to bring aesthetic life to this dated duplex immediately after purchasing the property. 42 days later on settlement day, we received the keys and work commenced aggressively. The home owners move in date had been set at 6 weeks post-settlement and there was no time to spare to get it ready for their occupation. A full new kitchen, minibar, laundry and butlers pantry was designed and installed using the clients preferences and taste. A double oven was added, integrated rangehood, 6 burner gas cooktop, bar fridge, zip unit provisions and much more. We think the results speak for themselves!

Project Voyager

Cairds Ave, Bankstown

Another Boarding House project, this time with 44 rooms. This 4 storey structure is a Class 3 project which is triggered as a Regulated Design project under the Design & Building Practitioners Act. We are a registered Building Practitioner, and our client reached out to us to assist in delivering this project and navigating the complex climate we face today. The $8m project will seek to return $950,000 in annual revenue for our client, and we're keen to delivery this project to completion in 2026.

Crowle Estate

Meadowbank

416 residential units including 42 platinum spec SDA NDIS apartments. The project involved 5 buildings over 8 levels in addition to 3 levels of basement carpark. A heritage building in the centre of the site was protected and restored during the build.

GrandH

Hurstville

400 luxury units in the heart of Hurstville city centre with limited material access and storage. Design considerations also included a $1m Telstra network upgrade and high level of acoustic requirements due to proximity of train line. Fascinatingly, we were able to utilise pre-manufactured bathroom pods for this project.

Mascot Square

Mascot

Over 500 residential units in this very large complex sitting on Gardeners Rd, Mascot. Certainly challenging building 7 towers all at once with 4 levels of basement car parking totalling 1000 car spaces, all of which were below the natural water table. Significant sheet piling and bentonite injections were required to keep the water at bay whilst 3 tower cranes and 2 mobile cranes within airport proximity required careful planning and control.

McQuoin Park Aged Care

Wahroonga

88 Independent Living Units for Catholic Healthcare over 3 separate buildings valued at $54m. Our biggest challenge was certainly the indoor chlorine heated pool which required significant assessment and analysis to ensure corrosive air wouldn't impact surrounding building structures, materials and services over the 50 year life span. The project also included high end community facilities including commercial kitchen, domestic kitchen, dining room, activity spaces, cinema, mens shed, billiard room and generous landscaping areas.

Montrose Apartments

North Sydney

A multi-storey residential apartment project with mixed use commercial suites on ground floor in the heart of North Sydney on Pacific Highway.

New Life

Darling Harbour

This award winning project for TWT involved the construction of 200 luxury units a moments walk away from Darling Harbour. Located on Harris Street in Ultimo, this dense inner city development involved 4 buildings all with various facades and materials sitting on a common suspended podium complete with planters and landscaping. Notably, was the $20m Penthouse we were heavily involved in the design for, so much so that we flew to China to be involved first hand in the design and production of joinery elements.

Watervue

Wolli Creek

Located in the fast growing suburb of Wolli Creek, this final building completed the arc of buildings for Australands development. With beautiful water views this 12 storey building had an aggressive completion programme to remove the scaffold to trigger the commencement of the external civil works and landscaping.

Woolooware Bay Town Centre

Woolooware

This huge 18,000m2 site valued at $250m involves the construction of 250 luxury beachside apartments with a large commercial shopping centre below, including a Woolworths, Aldi, Dan Murphy, Quest Hotel, Cronulla Sharks Club House fit out, 1000 capacity car park and 70 specialty stores. Construction challenges included works along the foreshore, fibrous asbestos in the ground and strip back and connection into existing club house.

Bankstown North Public School

Bankstown

Design & Construction of a $25M SSDA State Infrastructure Significant development funded by SINSW, these new large 3 storey school buildings are much needed at a Sydney Public School. With ESFG compliant designs and features, 4 levels of classrooms are accompanied by an impressive tiered seating auditorium, open plan library and administrative areas.

South Village Town Centre

Kirrawee

Approximately 800 units in this large scale town centre project complete with numerous major and mini major shopping stores. With private roads, existing brick pit and new landscape grounds has created a lovely hub for the new residents.

ARC Lane Cove

Industrial Warehouse & Self Storage

51 strata storage units, 46 modern flexible warehouses with mezzanine offices, 108 car spaces and 11,000m2 of industrial construction for developer Hannas.
